Clear all the dust and debris from the floor daily. This can be done with a broom or a dust mop, preferable the dust mop because it is softer. Dirt and dust have sharp edges that can scratch any sealant or varnish and even scratch the wood. Use only products designed for wood floors to clean them. You should not use water and a mop or a steam cleaner on wood as it can cause it to bloat or warp and will dull the finish. It is best to have area rugs at all entrances for people to wipe their feet before walking on the wood floor and to have people take off their shoes.
It is possible to overwax a wood floor, making it dull and yellow. If the floor is looking dull, try buffing it first. If this does not work, you may need to strip some of the wax off with a product made for wood floor stripping. If you are going to move furniture around in the room, make sure you have enough help to lift the piece off the floor; do not drag it. If you must move something across the floor without lifting it, be sure to place a pad under it. Properly maintained hardwood floors can last decades. While you may need to sand and refinish them once or twice, it will be well worth it.
